Initial Consultation & Site Assessment
Every Warrior project begins with a thorough on-site conversation. We come to you — your lot, your existing home, your commercial space — to understand your goals, constraints, and vision firsthand. We assess site-specific conditions that matter deeply in Hawai'i: soil type, coastal proximity, historic district or SMA restrictions, existing utility infrastructure, and any HOA covenants that will shape the design. This visit is free and without obligation.
Preconstruction Planning & Design Coordination
With your project scope established, our preconstruction team coordinates with your architect — or, for design-build projects, connects you with our trusted partners — to develop project plans. We review designs for constructability, flag elements with unusual complexity in Hawai'i's environment, and recommend value engineering where appropriate. We identify long-lead materials early to prevent supply chain delays before they happen.
Hawaii DPP Permitting & Regulatory Navigation
Warrior Construction manages the full permitting process from start to finish. We prepare complete, coordinated permit packages for the City & County of Honolulu's Department of Planning and Permitting (DPP) — including architectural plans, structural calculations, MEP drawings, and any required special reports. For coastal projects we coordinate SMA permits; for historic properties we manage SHPD review. Our experience means fewer correction notices and faster approvals.
Detailed Budgeting & Contract Execution
Before any construction begins, you receive a detailed, line-item budget — not a vague lump sum. Every major cost category is broken down: site work, concrete, framing, roofing, MEP systems, finishes, permits, and contingency. We define every allowance explicitly so you understand exactly what's included. Our contracts are clear, fair, and written to protect both parties. Change orders are priced transparently and approved before work proceeds.
Material Procurement & Island Logistics
In Hawai'i, procurement is a discipline unto itself. Everything from structural steel to specialty fixtures may need to travel across the Pacific. Warrior's project managers lock in material orders early, coordinate with freight forwarders, manage container arrivals at Honolulu Harbor, and maintain a procurement tracker that prevents any material from becoming a schedule bottleneck. We also prioritize locally-sourced materials where quality and cost allow.
Construction & Quality Control
This is where 20+ years and 200+ O'ahu projects shows. Our field superintendents are on-site every day, maintaining quality standards, coordinating trade sequences, and ensuring the work matches the plans. Warrior self-performs concrete, structural framing, and select specialty work — giving us direct quality control where precision matters most. You receive weekly progress photos, schedule updates, and honest communication throughout.
Inspections, Close-Out & Certificate of Occupancy
Construction in Hawai'i requires multiple rounds of inspections by the DPP, Honolulu Fire Department, Board of Water Supply, and other agencies. Warrior manages the full inspection schedule, ensures each phase is ready before inspectors arrive, and responds promptly to any correction notices. We see the project through to a closed permit and Certificate of Occupancy. Our close-out package includes as-built drawings, equipment warranties, and permit closure documentation.
Final Walkthrough, Punch List & Post-Completion Support
The final walkthrough is a comprehensive inspection — your eyes and our eyes together, reviewing every surface, system, door, window, and finish detail. We document and complete every punch list item before considering the project closed. Warrior stands behind our work with a one-year workmanship warranty and remains available for warranty items promptly. Many clients have been with us across multiple projects over 10+ years.
